Targeting middle class community group, PT Urban Jakarta Propertindo officially launch 1.700 apartment units in the first tower of Urban Sky with the concept of Transit Oriented Development (TOD). Marketing GM of Urban Jakarta Hilman Sani Pradhana expressed that Urban Sky target middle class community group whose daily routine work, school and other activities in Jakarta city but residing in Bekasi or other suburb. The company sell the apartment at price of IDR 13 million per square meter, which is affordable for middle-class community with modern and healthy lifestyle, giving priority to work-life balance. “We are sure that we can sell 1700 units from the first tower in six months ahead and start marketing the second tower in the second quarter of 2019,” he said through his press release, Monday (10/9). The Director of Business Development also Corporate Secretary of Urban Jakarta Tri Rachman Batara conveyed that the launch also marked the commencement of sales of apartment units located at Cikunir to the public communities.
“Urban Sky Apartment, is a residence with Transit Oriented Development (TOD) concept where LRT station (Light rail Transit) is directly connected with the Urban Sky Apartment so the residents need no private cars, but to use only LRT whish station is easily accessible,” he said.
As an information, Urban Sky is a residence with TOD Concept (Transit Oriented Development) along Jakarta-Bekasi LRT lines (Light Rail Transit), will consist of two big towers with 3.300 apartment units and 4.600 m2 commercial areas including area public of sport facilities, including 25.000 m2 parking area (building), to be constructed on a land area of 12.650 m2. Adhi Persada Building (APG) is a contractor appointed by Urban Jakarta mainly for its experience in building Facility with similar concept at other locations. Currently, Urban Jakarta is developing four projects with TOD concept. Two of them are Gateway Park in Jaticempaka and Urban Signature in Ciracas, which are undertaken by Joint Operation Project (KSO) with PT Adhi Commuter Properti, while the other two projects: Urban Sky and Urban Suites in Cikunir are exclusively owned and developed by UJP. As shown in the company’s financial statement in 2017, Urban Jakarta has total assets of IDR 1, 05 trillion. It is expected that the value of assets will continue to grow in line with the development and growth of asset value mainly after the project LRT is completed and operating. The company also wishes to hold Initial Public Offering / IPO at the end of in 2018 to strengthen the capital structure to be more progressive to undertake future projects which is based on modern lifestyle of urban communities with free mobility in using easy, low-cost and reliable mass transportation.
