Per instruction of the Minister of State-Owned Enterprise, PT Adhi Karya Tbk. is planning to allocate 25% of all LRT City projects as residence targeting low-income community or MBR.
Director of PT Adhi Karya Tbk. (ADHI) Budi Saddewa Soediro said out of four released to the market, the company is planning about 6.000 units. The units are from LRT City Eastern Green Bekasi 3.200 units in four towers, LRT City Gateway Park Jaticempaka 1.600 units in two towers, LRT City Urban Signature Ciracas 1.200 units in two towers, and LRT City Sentul Royal Park is under the design stage.
However, the company has not fixed the official launching of the project which is accessible by facility for house financing or FLPP. “We are planning 25% of total project LRT City for MBR at price limit set by the government,” he said, Saturday (9/9). Budi said that the project LRT City with TOD and Hotel Department will target ownership of land at 16 Light Rail Transit stations, one station point of LRT City Cikunir II will be worked by the subsidiary of PT Adhi Persada property covering an area of 4, 6 hectares. According to Budi, the company currently owns TOD land for 10 stations covering a total of 54 hectares. The company plans to acquire up to 130 hectares until the end of year budgeted at IDR1, 4 trillion for six stations. Budi assessed the development of 54 hectares TOD area in 10 stations, the company will invest up to IDR35 trillion with completion time of nine years. “The proceeds from the land acquisition will be a long-tern project of the company. The development of TOD will require design in a view of the varying characteristics of each station,” he said. Meanwhile, Budi added that the company is planning to spin off TOD and Hotel Department into a new subsidiary on March or at the latest on April 2018.
To this date, the target initial capital for the formation of subsidiary of TOD is still realized at IDR1, 3 trillion of the IDR3 trillion targeted. TOD and Hotel Department is still waiting the fund injection by ADHI in the amount of IDR1, 7 trillion to spin off.
In the future, Budi ensures that company will be open to various partnership scheme for the development project both with private and other SOE developers. This has been done by LRT City Gateway Park Jaticempaka, with an ownership of 60% by ADHI and the remaining by the partner PT. Urban Jakarta Propertindo.
